West Park Resort is a 16-acre parcel, approximately two thirds of which enjoys paved streets that provide access to sixty-one well designed lots boasting luxurious amenities. A large clubhouse with ample parking is nestled within this neighborhood setting. The remaining third of the parcel consists of a large open area to the rear that is used by members for excess RV parking and storage.
West Park is a co-op ownership. In a co-op, the entire property is considered one entity, owned by all members of the co-op, with every member having equal rights. Since there are sixty-one lots in the Resort there are sixty-one members in the co-op, with each member receiving title to his lot in the form of a lease in perpetuity. The co-op is governed by the members, with each member having an equal vote at all elections which determine the direction of the organization. This form of neighborhood government strictly follows the by-laws the co-op inherited at its inception, which allows the co-op to have some control over the entire Resort and thereby enhance the likelihood of maintaining a very high-quality luxury Resort. Co-op status is further rewarded by beneficial treatment from local government which considers the organization to be one large parcel instead of sixty-one separate deeded lots. This results in reduced costs for necessary city services. The La Paz County Assessors office does levy a tax on individual lot owners' amenities. In reality there are vast differences between co-op and traditional ownership but in practice they are nearly the same. Many lots have changed membership since the parks formation and some lots have changed membership multiple times.
